Many people believe there might be an advantage if they call the real estate agent that listed a property for sale. The truth is the listing agent represents the SELLER, not the BUYER (unless specifically disclosed otherwise). The listing agent has a fiduciary duty (where their loyalty lies) to protect the seller's position at all times.
Each BUYER has the opportunity to be represented as well by choosing a BUYER'S AGENT who will represent the Buyer's best interest and protect the Buyer's position at all times.
These relationships are similar to the attorney/client relationships we see every day. Simply put, would you go into court expecting your opponent's attorney to represent you?
